To ensure that your exchanges run smoothly, here are a few tips:
1. Give an accurate description of your holiday home and surrounding area in your advertisement and any subsequent correspondence. You need to welcome your guests and avoid any unfortunate surprises.
2. Make your description short and to the point. This is for many people easier to read and comprehend.
3. Make a presentation folder for your guests containing important information with regard to the local area. The telephone numbers of the emergency services, the day, time and place where the rubbish bins need to be placed for emptying, the location of recycling points glass, paper etc…and the dates of National holidays.
4. Take a critical look at your property and write down some points of note. How does the central heating work for example. How the safety locks in your house work, or where you keep the cleaning equipment.

6. Follow your intuition. When written correspondence with a potential exchange partner does not go how you would like it, make use of the telephone. This can sometime give you a better indication of who you are dealing with. If you still do not have a good feeling about the exchange stop with the negotiations. When your first impressions are not good, you are usually right!
